Vigente

What is known, with its date and its source, about the municipality that house is in.

Browse by autonomous community

Every municipality the engine serves has a page. If you do not know the INE code and would rather not hunt on the map, each one is reachable through its autonomous community and its province.

What this is

Vigente collects what Spanish administrations publish about the urban planning in force in each municipality, and shows it with its date, its basis and its source beside it. Nothing on these pages is written by us: it is the public record as served, unreformatted and uninterpreted.

What you can look up

For each municipality: the planning figure in force and the year its approval was published, the land classes the plan records, the planning ordinances the ayuntamiento itself has published, and how old each of those is. It answers what is officially on record about the municipality a home, a plot or a premises sits in — before asking anybody for anything.

How to use it

Type an address and the search locates it in IGN's address register, checks which municipality it falls in against the official boundaries, and opens that municipality. You can also type a municipality name and pick it from the list, or click it on the map. The map is shaded by how much is on record for each municipality.

What happens when nothing is on record

It says so. Many municipalities have no plan in the register and many more have only an index entry, and in those cases the page states it rather than leaving a blank. A missing fact and a fact that says "none" look far too alike once printed, and confusing them is the most common way a planning enquiry goes wrong.

What it is not

It is not legal advice and it does not replace a cédula urbanística. What applies to a particular plot is stated only by the ayuntamiento, in writing. This site answers what is on record and since when, which is the question that comes first.

Who this is for

Three ways of using one thing: a dated record of which planning instrument is on file for each of Spain’s 8,132 municipalities, with the date and the publishing body beside every fact.

Check before you commit

Building surveyors, gestorías, valuers, agencies

The check that today means phoning the ayuntamiento or hunting through one region’s viewer at a time. Here it is a link, with the publication date and the publishing body next to it, and that link can go into a report. It does not replace the cédula urbanística: it tells you whether to ask for one.

Place a whole portfolio

Insurers, asset managers, lenders

A list of addresses is not a list of municipalities until somebody resolves it. We turn addresses into INE codes and return, for each, which planning figure is on record and from what year. Nothing is invented: an address that does not resolve comes back unresolved.

See yourself from outside

Ayuntamientos, provincial councils, regional departments

Coverage is public and measured the same way for everyone. A municipality can see what the national indexes hold about it, dated, and what is missing before it reads as complete. Anything published better upstream shows up here without anyone having to ask.

We do not promise an update frequency. A municipality’s general plan is replaced very rarely, and the modifications in between are not published anywhere in one place. That is why every fact carries its date and its source: what can be guaranteed is when it is from, not that it is from today.
